About Us

Established in 1985, Mallard Point sits just minutes from the crossroads of America—Interstates 75 and 64—nestled in the beautiful rolling hills of Central Kentucky. This covenant-controlled community in Scott County is located 7 miles north of Georgetown and Georgetown College, 10 miles north of the Kentucky Horse Park, and offers quick, convenient access to major expressways for commuters traveling to Lexington, Frankfort, Louisville, or Cincinnati.

Lakes

Mallard Point is home to three man‑made lakes with roughly 10 miles of combined shoreline, forming the heart of Kentucky’s largest residential community by acreage (1,400 acres). The centerpiece, Mallard Point Lake, features more than 6.3 miles of shoreline, reaches a depth of 42 feet, averages just over 20 feet deep, and is supported by a more than 1,000‑foot dam. The lake holds over half a billion gallons of water, dedicated exclusively to recreational use by residents and property owners.

Together with its sister lakes—Widgeon and Drake—Mallard Point Lake has been professionally stocked and balanced by fisheries biologists to create one of Kentucky’s most rewarding private fishing environments. Anglers can expect to find largemouth bass (typically around three pounds), as well as large crappie, channel catfish, blue catfish and bluegill. Residents also enjoy swimming, canoeing, and small‑craft boating. All lakes are reserved for residents, property owners, and their accompanied guests.

Parks & Wildlife

Mallard Point offers abundant open space and community amenities, including a boat launch, lighted tennis courts, playgrounds, a basketball court, and picnic areas. The neighborhood benefits from full city‑level services provided by both public utilities and private contractors.

A walk or drive through Mallard Point frequently includes encounters with local wildlife. The white‑tailed deer population, estimated in the hundreds, is commonly seen throughout the community. Residents often wake to the sound of geese overhead and may spot foxes, raccoons, and rabbits as they go about their day.

Although the community is covenant‑controlled, the homes themselves are far from uniform. Architectural variety and wooded lots—typically ranging from ½ to ¾ acre—create a distinctive, park‑like atmosphere.

Living in Mallard Point is often compared to living inside a state park. If you’re searching for a community that blends natural beauty with convenience and recreational opportunity, consider the very best—Mallard Point.
